A lender’s file is only as good as the search behind it, and most of what goes into those files is neither sourced nor signed.
Why this exists.
Title search in Maharashtra is done well by a small number of people and badly by a large number of them. The difference is rarely legal skill. It is whether someone actually went to the register, whether the entries were written down with the date they were read, and whether the person who signed the report had seen the documents.
Cleartitle is built so that those three things happen every time, on every report, and can be checked afterwards by anyone who wants to. Software runs the search and keeps the evidence; an enrolled advocate reviews the findings and signs. Neither half works without the other, and we do not pretend otherwise.
How we operate
Three rules we do not trade away.
Cite it or cut it
Every statement in a report names the document it came from and the date that document was searched. If we cannot source it, it does not appear — not as a hedge, not as a footnote.
Scope beats speed
A report that arrives in an hour and overclaims is worth less than one that arrives in a day and is precise about what it covers. We state the scope before we start and again in the report.
A name on every report
An enrolled advocate signs. Liability sits with a person who can be looked up on a Bar Council roll, not with a company or a model.
The panel
Who signs your report.
Every advocate on the panel is enrolled with a State Bar Council, and every report carries the signing advocate’s name, enrolment number and year of enrolment so it can be verified independently.
The panel roster publishes here before launch.
Each entry will carry a full name, Bar Council enrolment number, year of enrolment and the districts that advocate practises in. We are not listing names until the panel agreements are signed — a credential on this page has to be one you can check today, not one we intend to have.

Who you would be contracting with.
Externally verifiable at the Ministry of Corporate Affairs, which matters more to a vendor-risk team than anything else on this page.
