For banks and NBFCs

Lend on a searched title.
Not a summarised one.

Title search reports for retail and LAP files across Maharashtra, signed by an enrolled advocate, sized for a lending pipeline and written for a file that gets audited.

  • 30 yearsChain of title per file
  • 4 registersSearched and dated
  • 27 rulesApplied before advocate review
  • 1 signatureNamed, enrolled, accountable

The verdict

A position your checklist can be filled from.

Every report opens with one of three verdicts and names the conditions attached to it. A credit officer does not have to read the whole report to decide whether the file can move — and when it cannot, the report says exactly what would change that.

Verdict

Proceed

The chain is complete, nothing is outstanding on the record, and the searches returned nothing against the property or the parties.

Verdict

Proceed, subject to conditions

The record supports the title, and something specific has to be cleared first. The report names each condition and what would satisfy it — a release, an order, a missing entry.

Verdict

Do not proceed

Something in the record defeats the transaction as it stands: a live suit over the parcel, a break in the chain, a holder who could not have transferred what was transferred.

What a credit file actually needs.

01

A fixed scope per file

The same ten sections on every report, so your credit and legal reviewers read the same document each time and know where to look.

02

A named advocate on every report

Name, Bar Council enrolment number and signature on the certificate page. When your auditor asks who certified this, there is a person to name.

03

Turnaround you can put in an SLA

8 business hours is the retail commitment. At volume it is contracted per district, because a Haveli file and one where the record must be fetched in person are not the same job.

Where it fits

Six places a search report earns its cost.

  • Home-loan title verification
  • Loan-against-property diligence
  • Re-verification before disbursal
  • Builder-project APF checks
  • Portfolio re-search on an existing book
  • Legal audit and regulatory inspection support

Working with us at volume

Built around your process, not ours.

Your checklist, filled from our findings

We complete your legal checklist and question set from the same sourced findings rather than asking your team to re-key them out of a PDF.

Ordering and delivery over an API

Institutional contracts can order, track and receive reports programmatically, so a file moves without anyone emailing a spreadsheet.

One format across the book

The same structure across districts and across advocates, which is what makes a portfolio re-search comparable a year later.

Findings, not conclusions, where you want them

If your panel advocate gives the opinion, we hand over sourced findings and the documents relied upon and stop there.

Branch and maker–checker roles

Seats per branch, spend approved by a checker, and one view of every file in progress across the region rather than per inbox.

Monthly MIS your team can audit

Turnaround actuals against the committed SLA, verdict distribution across the book, and spend by branch — reconcilable against your own records.

The document

Ten sections, every one sourced.

The verdict
Proceed, proceed subject to conditions, or do not proceed — on page one.
Chain of title, 30 years
Every transfer in the last thirty years, in order, with the deed behind each one.
Search of Index II
The Sub-Registrar’s index of registered instruments for the property.
7/12 extract and mutation history
The revenue record, and every ferfar entry that changed it.
Property Card / CTS record
For city survey areas, the record that replaces the 7/12.
Encumbrance search
Mortgages, charges and liens found on the record, matched open to close.
Litigation search
Court records searched against the property and every spelling of the parties.
Development and land-use status
Non-agricultural orders, zoning and RERA registration where applicable.
Documents relied upon, with search dates
A list of every document read, and the date each register was searched.
Advocate’s scope, findings and signature
What the advocate examined, what they found, and their signature.

Questions your team will ask.

If your vendor-risk process needs documents rather than answers on a page, write to trust@cleartitle.in and we will send them.

Can you match our existing report format?

The ten sections are fixed, because they are what the search produces. The presentation — cover, checklist, the bank question set your credit team uses — is set per contract, and we fill your checklist from the same findings rather than re-keying them.

Do you handle volume through an API?

Ordering, tracking and delivery are available over an API for institutional contracts. The specification is part of the contract discussion, not a self-service key.

What turnaround can you commit to?

8 business hours from payment is the retail commitment, and it is the one the tracker counts down from on every single-report order. At volume the number goes in the contract instead, because a Haveli file and one in a taluka where the record has to be fetched in person are not the same job. We would rather commit to a number we hit than quote the one you want to hear.

How is this priced at volume?

Institutional pricing is set per contract and reflects volume, districts, turnaround commitments and integration. It is a different arrangement from the ₹9,999 single-report price, not a discount on it.

Tell us your volume and your districts, and we will quote.
